We’re honored and excited to be given the opportunity to work with you as your construction general contractor in deep collaboration with Saga Design Build and Molly Kidd Studio to turn your vision into a reality for this multi-generational legacy property.

Our Construction Mission
1) Focus on one-of-a-kind Homes
We’re focused on serving Owners, Architects and Designers who are looking to create truly one-of-a-kind and special homes, who value quality craftsmanship and leading-edge building science practices, but also expect cost and schedule to be efficiently managed.
2) Professional Service
Collaborative, Transparent & Process-focused Team: To execute that mission, we operate as a tight-knit, collective team of managers and craftsmen, focused on producing the best results and best serving you with a thorough, structured, transparent, and collaborative process, all to make the vision and design turn into reality.
3) Provide Agency
From a management perspective, our goal is to give you and the design team agency in the outcome, and provide you with timely and transparent information so that you can make smart decisions for yourselves, whether constructability, building science, quality, cost or schedule related.
4) Deliver Best Results
We’re dedicated to the best results, and we cover/pay for outcomes we think should be better when those results are not achieved.
Construction Process
Phase 1: Pre-Construction
Re-iterate Programming Requirements: Deep Integration with Design Team and Owner to understand project goals and parameters.
Establish Project Structure: for team communication, collaboration, tracking and decision making.
Core Deliverables:
Establish road map and deadlines to set expectations and ensure a smooth construction phase.
Actively consulting on constructability, cost and schedule.
Professional Opinion of Costs (Tier 1 Estimate done after Schematic Design drawings are completed - rapid/directional estimating based on current/past data & experience: 20-25% range) Typically no consultant / subcontractor feedback. Example
Initial Construction Cost Estimate (Tier 2 Estimate done after Design Development drawings are completed - Initial representative estimate from sub and vendors and more refined allowances/direction from design team: 10-15% range).
Final Construction Cost Estimate (Tier 3 Estimate done after CD drawings are completed - thorough, buildable estimate based on bids from subs and quotes from vendors: 5-10% range).

Order Long-lead Items.

Phase 2: Construction
Provide on-site Construction Services in collaboration with our trade partners.
Utilize project management software to ensure clear communication, documentation and organization.
Scheduled milestones/checkpoints for review by stakeholders
Detailed Standard Operating Procedures (SOPs)
Financial Oversight, Tracking & Documentation
Provide Management Process & Structure to ensure coordination and accountability.
Provide Problem-solving and collaborate with owner and design team as challenges arise.
Ensure on-site Safety, Cleanliness and Organization.
Phase 3: Post-Construction

Client onboarding / operational walkthrough

Project Management (including project-specific accounting): $110/hr
Carpenter 4 (Foreman/Lead): $85/hr
Carpenter 3 (Sr.): $75/hr
Carpenter 2: $60/hr
Carpenter 1 (General Laborer/Intern): $50/hr

1 Year: Non-structural Materials, Products and Finishes
2 Years: Trades (Electrical, Mechanical/HVAC, and Plumbing) & Exterior Envelope
